What worn trim is telling you

Trim takes the hits a wall never does. Vacuums and shoes knock baseboards, hands and door swings wear down casings and chair rails, and fascia, soffits and porch railings sit in full Texas sun all afternoon. The gloss dulls first, then the edges chip, then the caulk lines open and a dark gap shows where two boards meet.

Once the paint film breaks, bare wood starts taking on moisture. North Texas clay moves a house through wet and dry seasons, and joints at corners and casings open and close with it. Wood that has lost its coating swells, and moisture, pests and decay follow the open grain.

On the outside, the south and west faces usually show it first. If the railing on your porch looks chalky and the fascia over it is peeling in strips, the paint has done its job for as long as it could.

How a State 28 trim job runs

In most cases trim is painted right where it is, without pulling it off the wall. That means the work is mostly protection: floors, glass, hardware and the wall beside the board get covered before anything is opened. Our painters are set up to protect the surrounding areas, and a dedicated project manager is on the job site while the crew works.

The order on good trim work is the same on any house. Glossy old film is sanded so the new coat has something to grip, gaps are caulked, bare wood is primed, and then the finish goes on in thin coats that level out instead of running. Semi-gloss or high-gloss enamel is the usual choice because it wipes clean and shrugs off scuffs. We work with Sherwin-Williams and Benjamin Moore, and the in-house color consultant can set a trim white against your wall color before a single board is touched.

The list is broad: window and door frames, baseboards and crown molding, wainscoting and chair rails, exterior fascia and soffits, porch and deck railings, and decorative wood elements. If you are not sure a particular piece counts, call (214) 771-9145 and ask.

When trim comes due again

Interior wood trim generally wants repainting every three to four years, though a hallway with kids and dogs will go sooner than a guest room. Exterior wood is on the exterior clock: we recommend repainting a home's exterior every five to seven years, and the fascia, soffits and railings are worth doing in the same visit so they do not age out of step with the siding.

Trim rarely travels alone. If you are repainting rooms, ask about interior house painting and door painting at the same time, since the casings and the door they frame get the same enamel. If you are planning new crown or chair rail, the installation crew sets it, caulks it and hands it to the painters in one project. Across the Dallas-Fort Worth Metroplex, State 28 Painting Company backs the work with three-year labor and materials warranties.

Painted as part of the whole room

Trim looks best when it matches the work around it. Pair it with interior house painting, a fresh door painting pass, or new crown and molding installation. Outside, trim is part of exterior house painting, and bare or failing wood gets the prep it needs first under painting preparation.
