Exterior Painting in Dallas-Fort Worth: Houses, Siding, Decks and Fences

Premium, weather-resistant paints that protect your property from the harsh Texas elements, applied by a crew with a project manager on every job site.

Exterior house painting and what North Texas sun does to a finish

An exterior takes the worst of the weather every day. Sun bakes the paint film, rain finds any gap in the caulk, and the clay soil around Grapevine moves enough through wet and dry seasons to open hairline cracks where trim meets siding. The south and west faces of a house usually show wear first, which is why one wall can look tired while the shaded side still looks fine.

The signs are easy to read once you know them: a chalky film that rubs off on your hand, paint lifting at the edges of boards, caulk pulling away from window casings, bare wood showing at the bottom of a door or column. When any of those show up, the finish has stopped protecting what is under it.

Exterior house painting is the core of this family. It covers siding, trim, doors and columns, using weather-resistant coatings from brands such as Sherwin-Williams, Benjamin Moore, Romabio and KEIM. The dedicated page for exterior house painting walks through the job in more detail.

Siding, decks and fences each get their own prep

Siding painting is its own job because the material sets the method. Fiber cement, wood and composite siding all take paint differently, and each one needs the right primer before the color goes on. Siding is also where a missed repair shows the most, since a soft board or an open seam telegraphs through a fresh coat.

Decks and fences are wood that lives outdoors with no roof over it. A deck takes foot traffic, furniture and standing water, so it is cleaned, sanded and then stained or painted. A fence needs both faces done, plus posts and rails, or the back side weathers while the front looks new. For stains and wood finishes our painters use Cabot and Minwax.

If you are weighing a stain against paint, the answer depends on the wood and on how much of the grain you want to keep. A project manager can look at the surface and tell you honestly which fits.

Pressure washing comes before every exterior job

Before any exterior painting starts, our painters pressure wash the house to remove dirt and debris. Paint does not grip dirt, pollen or chalk, so skipping the wash is the quickest way to get a finish that peels early. Washing also shows you what the surface really looks like, including the boards and seams that need attention.

After the wash, windows are masked, then surfaces are repaired and primed. Only then does the first finish coat go on. Our power washing and exterior cleaning family covers driveways, patios, pool decks, roofs and gutters as well, if you want the rest of the property cleaned the same week.

When to schedule, and how often to repaint

Our painting contractors recommend scheduling exterior painting between March and November, when temperatures let coatings cure properly. We recommend repainting a home's exterior every five to seven years, and in North Texas the south and west faces tend to tell you when the time has come.

Before the work starts, the in-house color consultant can help you narrow palettes and test colors, so the choice is settled before anything goes on the wall. Our work carries three-year labor and materials warranties, and coverage periods of three, five, seven or 10 years are available, so ask your project manager which applies.
