What the North Texas sun does to a painted house

A painted exterior in the Dallas-Fort Worth Metroplex works hard. The sun sits on the south and west walls all afternoon, clay soil swells and shrinks under the foundation through wet and dry spells, and the trim takes the worst of both. Paint chalks and fades, caulk lines pull away from the casings, and bare wood at the base of a door frame starts to take on water.

State 28 recommends repainting an exterior every five to seven years. Waiting past that point changes the job: soft trim and open joints have to be repaired before any color can go on, so a repaint turns into a repair.

Masking tape first: how a State 28 exterior job runs

Before a brush touches anything, the crew pressure washes the house to take off dirt and debris. Then the windows are masked and the surfaces that need it are repaired and primed. That is the stage in the photo above: windows taped off, ladders up, paint buckets staged and the yard sign planted on the lawn.

The scope runs across the whole exterior: siding, trim and fascia, doors and window frames, garage doors, and deck and fence staining, along with the surface preparation underneath all of it. Colors are worked out with the in-house color consultant, and the products come from Sherwin-Williams, Benjamin Moore, Romabio and KEIM.

A project manager is on every job site, which means one person to ask what happens tomorrow. Most exterior projects take three to five days depending on the size and complexity of the house, and the crew gives you a timeline after looking at your specific project.

After the final coat comes off the tape

March to November is the window State 28 recommends for exterior painting, when temperatures let coatings cure properly. Spring and fall are the milder choices, though the crew can work around the weather in other months.

The work carries three-year labor and materials warranties, and longer coverage periods of five, seven or 10 years are available, so ask your project manager which applies to your job. Questions before you book go to (214) 771-9145, and the team answers calls and emails within the same business day.
